Business Chonicle reports on Brookhaven Project

April project

Construction is expected to begin in April on a $42 million mixed-use project in Brookhaven. Dan Woodley Communities Inc. plans to begin the third phase, called Brookhaven Village, of its $340 million development off Dresden Drive.

Brookhaven Village, on 5 acres, will have two townhouses, a single-family home and 49 condominiums, said Dan Woodley, principal. The project, at 1448 Dresden Drive, also calls for 40,000 square feet of retail space along the ground level of the condos and 22,000 square feet of office condo space, he said.

The townhouses will be priced in the mid-$700,000s and the condos will sell for between $240,000 and the $800,000s, Woodley said.

Phase 1 and 2 of the projects were Brookhaven Estates and Brookhaven Park, Woodley said.

The first condos should be available in first quarter 2007, he said.

ULI Young Leaders Event

twelve atlantic station

After attending last night’s ULI young leaders social at Twelve Atlantic Station it inspired me to write something about the event. For starters the social was a great opportunity to network with many of Atlanta’s up and coming real estate professionals. We were also able to have a full tour of the building including one of the 26th floor penthouses courtesy of Monica Manwaring of Keller Williams Realty and the Novare Group’s on site staff. The views from the top southeast corner were amazing.

I have to say my first impression of Atlantic Station after its opening some months ago was fairly dismal. However, after attending last night’s event and seeing the view from the top, my opinion is definitely starting to change. One interesting point of mention is that none of the loft residents above the retail shops have moved in yet.  They will be moving in around June or July and I think this will really start to bring Atlantic Station to life.  Retail typically comes in after residential in the development world so this could be why Atlantic Station currently feels so cold.  Kudos to the developers and retailers who braved these uncharted waters.

I hope everyone will try and make the ULI Monopoly Night benefit which will be located at the Twelve Atlantic Station building on Thursday, April 20th at 7pm. Here is what ULI Chairman Lance Patterson has to say about the event.

Our New Search Is Live!

It looks like there are a few changes left to be made, but for all intents and purposes the new version of the site is live. I just wanted to take a minute to say thanks to everyone who has helped contribute so far.

Well….. We blew it!

I am sad to report that the building permit has been issued for construction of a concrete plant located at 418 Armour drive. I tried hard to raise awareness with ALL of the city employees and people involved in the Beltline. They failed to take notice of this important piece or for some reason ignored it. Nothing was done and they have no one to blame but themselves.

It is quite interesting that citizens got in such an uproar over the recent concrete plant approved for Lambert Drive and this plant went right under the radar. The Lambert piece was completely unimportant in the larger context of the future of our city. The development of the Armour Drive piece however will prove to be a huge hurdle for the city to overcome in the near future.

I am somewhat disheartened at this point so that is all for now.
