If your house, wall or fence is damaged, you may not be able to rebuild it as it was.

c) Mortgage companies will not make loans on houses that cannot be rebuilt to their full value in the event it is fully or partially destroyed.

Â - It’s clear in all mortgage guidelines that rebuilding to the correct the house must be allowed by local ordinance.

d) Potentially cannot raise the roof to add a story on an existing house. She must love the look of brick ranches.

e) Limits retaining walls in the front yard to 2 walls at 3 feet max

f) Limits retaining walls in the side & rear yard to 2 walls at 6 feet max

Affects smaller zoning categories in addition to the changes above

If you have an EXISTING unfinished basement or attic or porch that you want to finish into livable area, this “Floor Area Ratio” language could keep you from doing so.

It used to be a maximum lot coverage standard. Norwood’s Floor Area Ratio standard ADDS all buildable area of the structure and caps it at 50%.

Potentially, you could not finish a basement and or attic or add a story onto the existing footprint.Â This is ridiculous

R-4A Zoning (around 1/3 acre or less) - Floor Area Ratio capped at 50%

R-4B Zoning (around 1/3 acre or less) Floor Area Ratio at 75%

R-5 Zoning (around 1/4 acres or less) Floor Area Ratio capped at 50%

Please contact all the other Atlanta council members to express your dissatisfaction with the proposal and Mary Norwood in general.

If we can turn the council against her, maybe we’ll win all future conflicts with her ridiculous proposals. You should be able to cut & paste all their addresses.
